Understanding the Home Buying Process
The journey to buying a home begins with a meeting with a mortgage adviser. This initial step is crucial as it helps assess your financial situation and determine how much you can borrow based on your income, expenses, and overall creditworthiness. The adviser works closely with you to provide an estimate of your borrowing capacity. Once that is clear, the next step is to work towards obtaining a pre-approval from a lender. This may involve reviewing your credit score, verifying your documents, and ensuring you meet the bank’s lending criteria. With a pre-approval in hand, you're now ready to begin the exciting process of searching for a property that fits within your budget.
When you find a property you wish to purchase, you make an offer using a Sale and Purchase Agreement, typically including certain conditions such as finance, LIM reports, or building inspections. Once all conditions are met and approved by the bank—often with assistance from your mortgage adviser—the contract becomes unconditional. This step usually takes between 5 to 10 working days. A settlement date is then set in the agreement, marking the official day the property changes hands. Before the settlement date arrives, you’ll meet with your adviser again to structure your mortgage in the most efficient way possible, with a focus on helping you pay off your home loan faster and manage your finances smartly.
